The tender was closed on the 27th of June 2023 for the mixed-use Tampines Avenue 11 site. Three bids were received for the Tampines Avenue 11 project. Topaz Residential Pte Ltd and Topaz Commercial Pte Ltd, a consortium consisting of UOL Group, CapitaLand Development and Singapore Land (SingLand), submitted the highest bid at $1.206 billion. This is equivalent to $885 per square foot (psf) per plot ratio.

The 99-year Tampines Avenue 11 site is 545,314 sq ft. The future mixed-use project will include a residential development, named Parktown Residences, and a commercial development, named Parktown Mall, as well as a bus interchange, community club and food centre.

CapitaLand holds a 50% stake, while UOL and SingLand hold the other 50%. The joint venture partners stated in a press release dated June 27, 2023 that the future development would offer approximately 1,190 new houses. Retail and community amenities will be provided in the mixed-use project to meet the lifestyle requirements of the residents in Tampines North.
